Self Storage Developers is a full service real estate development company. Founded by industry experts, Self Storage develops Class “A”, institutional grade, climate controlled storage facilities. These facilities are professionally managed and operated by third party partners such as Public Storage.

Our business model is simple; creating value through site selection and value engineering, whether it is “ground up” construction or the adaptive use of a vacant big box.

We partner with PE firms, Family Offices, Funds, and individuals creating double-digit returns for our partners. Our financial interests are aligned with our partners, making each project as unique as the partnership itself.

Typical exit strategies range between 3 to 5 years, targeting institutional investors and REIT’s. The Self Storage industry has 1.9 billion rentable square feet in total. Annual revenues of nearly $40 billion per year continue to out-perform other asset classes. Continued demand and lack of new projects have driven compressed CAP rates more than any other asset class.

Current development projects include:

  1. Three-story, class “A” climate control facility located in Chicago’s southwest suburbs. Boosting over 90,000 net rentable square feet.
  2. Two-story Hybrid climate control facility located in Chicago’s Northwest suburbs. This institutional quality self-storage facility, features a full drive through aisle, exterior drive up units, as well as climate-controlled interior drive up units.
  3. Executive RV & Boat storage facility sprawling across 15 acres located in the Northwest suburbs of Chicago.
